BUILDING SIZES
All sizes are approximate. Whilst we try to be as accurate as possible, all sizes are approximate and not exact. Some of our measurements may be floor size, external cladding to cladding, or overall size including roof overhang. We advise you check floor sizes and/or internal sizes if buying a building for a specific purpose, or any other sizes, if critical. Please allow for any overhangs when choosing the size of your building, bearing in mind space required for installation and maintenance.

LEAD TIMES

All lead are approximate and based on our best estimation given current workloads. An exact delivery date will be given nearer the time of delivery.

PLANNING PERMISSION

Planning permission can be required on some buildings depending on size and location, please check with your local council if unsure.

VAT

All building prices include V.A.T.

BASE LAYING PRICES
Base laying prices are approximate and based on a flat, level site with easy access.  An exact price for laying the base can be given following a site visit from one of the base teams.

INSTALLATION PRICES

Installation prices assume the customer has provided:

• a suitable flat and level base

• clear and safe access

If installation cannot proceed due to base issues, access restrictions, or unsafe conditions:

• installation fees will not be reimbursed

• additional charges may apply for a return visit, alterations, or redelivery

AREAS WE COVER
Sales are available to Mainland United Kingdom Only. Delivery & Installation may not be available in some areas, and some areas will incur an additional delivery charge - please check with a member of our team.

ACCESS INFORMATION

When placing an order, please inform us of:

• height restrictions (doorways, arches, carports)

• sharp turns

• steps or lifts over 3ft

• if the building must pass through a house or garage

 

Some buildings may require modification to pass through restricted access. Additional charges may apply for these alterations.

 

Failure to notify us of access restrictions before manufacture may result in:

• additional alteration costs

• redelivery fees

• reinstallation charges (original installation fee is non‑refundable)

 

Our teams will not:

• remove fence panels

• lift panels over obstacles above 3ft

• work in unsafe conditions

 

If access is through a house, we cannot accept liability for accidental damage. Footwear will not be removed. Customers must provide any protective coverings required. Please note that some buildings are unable to be delivered through a house/building - please let us know before placing an order.

 

PROVIDING A SUITABLE BASE

Customers are responsible for ensuring a suitable base is prepared before delivery. Requirements vary by building type — please contact us for guidance.

Bases must be:

• flat, level (to a spirit level standard), and clear of debris (no slope)

• free from overhanging branches or obstructions

• ideally with 18" clearance around the perimeter (we can work with less on some buildings— please ask)

We offer base‑laying services (slab, concrete, dwarf wall, decking). Please contact us for details.

TIMBER BEHAVIOUR & WEATHERING

Timber is a natural material and may experience:

• expansion and contraction

• small splits or shakes

• knots or knot movement

• colour variation

• minor warping

• knot bleed

These are normal characteristics and not considered faults.

​

Garden buildings are not guaranteed to be completely watertight in extreme weather. Regular treatment and maintenance are essential.

​

Condensation may occur depending on usage and ventilation.

 

MAKING CHANGES TO YOUR ORDER

Once you have placed an order it is normally possible to make changes.

If you would like to make a change, please contact us as soon as possible so that we can advise further.

Some changes may result in a delay to delivery, but this will be avoided wherever possible.

 

CANCELLATION OF ORDERS

Cancellations must be notified in writing (by post or email).

Deposits are non-refundable unless otherwise stated (please see "Placing an order with a refundable deposit" below).

If you have already paid for the order in full, in the event of a cancellation we will refund 75% of the total order value, with 25% being non-refundable.

For made‑to‑order buildings, once manufacture has begun, the order cannot be cancelled.

 

TRANSFERRING YOUR DEPOSIT TO A DIFFERENT ORDER

As a goodwill gesture, we may allow deposits to be transferred to a new order of equal or greater value. This is discretionary and assessed case‑by‑case.

PLACING AN ORDER WITH A REFUNDABLE DEPOSIT

In some circumstances you may want to place an order with a refundable deposit.  Popular reasons for doing this are when a customer wants to take advantage of the current prices and special offer, but may want to wait before fully committing due to a house move, that they are seeking planning permission, or that they simply want a few more days to make a final decision.

In this instance we would mark the order as "On hold pending final confirmation, deposit fully refundable until confirmed".  This is only an option at the point of order, and it will need to be marked clearly on the order.  The lead time for the building will not commence until you confirm the order and on activation the lead time may be different to when the provisional order was placed (depending on how busy we are for that particular range).  Once you decide to activate the order the deposit will become non-refundable.

VALIDITY OF ORDERS 

Orders are considered valid for 2 years from the original order date. After this time, orders will be cancelled in line with our cancellation policy.

 

EX-DISPLAY MODELS 

Ex‑display buildings are sold as seen. They are heavily discounted to reflect:

• wear and tear from display use

• adhesive marks from signage

• continued use as a display model until dismantling

Deposits for ex‑display buildings are non‑refundable.

Ex-display orders are for the building only, and do not include any furniture, props or lighting etc. that have been used for display purposes.

LEGAL TITLE OF GOODS

Legal title passes to the customer only once payment has been made in full.

​

PRICE PROMISE

If you find an identical product cheaper elsewhere, we will do our best to match or beat it.

Conditions apply:

• same make, model, and specification

• same service level (collection/delivery/installation)

• product must be brand new

• seller must not be an auction site or online marketplace

• price must be current and verifiable

Price matches are valid for up to 7 days after placing your order. Price matches are discretionary and not enforceable.

If you find an identical product cheaper elsewhere, please let us know before you place your order.  However, if you have already placed an order, on top of that we will also honour price matches for up to 7 days after you’ve placed your order with us.

Please include a copy of the quote, or website URL if this is relating to a competitors website, along with any options or optional extras that you require, so we can verify the price match, along with you name and full delivery address.

We will endeavour to get back to you within 48 hours, but most of the time we should be able to get back to you the same, or next working day.

We are only able to price match on the overall building/package and not individual elements.
